When it came time to put our place up for rent, we thought long and hard about who we wanted to go with. We’d worked with a property management company from Livermore before and although the process was ok, we couldn’t help but feel that there’s someone better out there for the job.
In stepped Judy. I found Judy on Yelp and decided to give her a call, just to get a feel for what she’s like. I found her to be extremely professional and courteous. Deciding to go with Judy was the best decision we made. She was always prompt in returning emails and she kept us apprised of the situation. We didn’t have to do much, for Judy coordinated everything, from locating new tenants to doing the walk though with the old tenants. She even helped convince our painter to get the work done earlier than originally scheduled so that the new tenants could move in sooner, which is great for both us and our new tenants (their place was being sold, so they wanted to move in asap).
All of the above was done over a 2-week time frame, so not only does Judy work hard, she works fast. Having worked with a different property manager before, I could tell that Judy is extremely experienced by comparison. She’s thorough and meticulous; when she did the walk through, she documented everything with pictures and emailed them to us. The lease addressed a few addendums that never crossed our minds, but are good to have just in case anything were to happen.
Hired Judy based on Yelp reviews, and my wife and I were very impressed. She went above and beyond to get our place ready and found some great tenants for us. She is very thorough and made us feel that our property was in good hands. We came from a bad situation from the prior tenant, so she was very sensitive to our needs and concerns, and really made sure we felt comfortable with everything. She helped arrange for all the cleaning/prepping that needed to happen so we didn’t have to worry about it. She answered all of our questions and helped us with many other items that aren’t necessarily part of the property management job.
When I needed to rent my home out in Livermore, I looked to Yelp for assistance. As a first time landlord, I was unsure where to start. I saw all of the positive reviews about Judy with Diablo Valley Property Management so I decided to give her a call.
Judy quickly got back to me and we met at our rental. She did a walk-though, noting a few issues that needed to be corrected. She coordinated the repairs (house cleaning, broken window replacement, carpet cleaning and fire/carbon monoxide detector replacement).
When she mentioned that we could rent our place for a few hundred more than we expected AND that she was confident we would have a renter in less than two weeks, I thought she must be kidding…. Well, ONE day later, she located a renter and we now have signed a contract and moved forward. All of this happened within two weeks.
Judy is professional, honest and responsive. She is highly recommended by my wife Maria and I.

I too have never been so impressed and completely happy with the services that Judy Pipkin provided in renting my property She was very professional, kept me informed, and truly worked hard to find me a renter as soon as possible. Judy Pipkin helped us get setup in somewhat of a rush for a wonderful condo in pleasanton on Vineyard ave. My wife loved the place right off the bat, and Judy’s intuition about us being good tenants was right on. It all went so smoothly, it is very much appreciated. Judy was always professional, and always followed up on all that she was supposed to do facilitate us moving in on short notice.
